Comparative analysis between the basic unit cost of single-family residences calculated for the municipality of Juazeiro do Norte and the one published by Sinduscon for the state of Ceará

The Basic Unit Cost (CUB) is a fundamental tool in civil construction, widely used to make initial cost estimates for different types of projects and to monitor how these costs vary over time. Created by Federal Law 4,591/64, the CUB is published monthly by state construction unions, serving as an important reference point for each state. However, differences in material and service prices between municipalities can affect the accuracy of this indicator. This study aimed to calculate the specific CUB of Juazeiro do Norte-CE, according to the guidelines of NBR 12.721:2006, and compare it with the state CUB published by SINDUSCON-CE. By analyzing the data from August 2023, notable differences were identified: while labor costs in Ceará are higher than in Juazeiro do Norte, materials are more expensive in Juazeiro do Norte than in the rest of the state. These variations suggest that the state CUB does not accurately reflect the specific construction costs of Juazeiro do Norte, highlighting the need for adjustments so that the state indicator is more aligned with local conditions. El Costo Unitario Básico (CUB) es una herramienta fundamental en la construcción civil, ampliamente utilizada para realizar estimaciones iniciales de costos en diferentes tipos de proyectos y para monitorear cómo varían estos costos a lo largo del tiempo. Creado por la Ley Federal 4.591/64, el CUB es publicado mensualmente por los sindicatos estatales de la construcción, sirviendo como un punto de referencia importante para cada estado. Sin embargo, las diferencias en los precios de los materiales y servicios entre los municipios pueden afectar la precisión de este indicador. Este estudio tuvo como objetivo calcular el CUB específico de Juazeiro do Norte-CE, de acuerdo con las directrices de la NBR 12.721:2006, y compararlo con el CUB estatal publicado por SINDUSCON-CE. Al analizar los datos de agosto de 2023, se identificaron diferencias notables: mientras que los costos laborales en Ceará son más altos que en Juazeiro do Norte, los materiales son más caros en Juazeiro do Norte que en el resto del estado. Estas variaciones sugieren que el CUB estatal no refleja con total precisión los costos de construcción específicos de Juazeiro do Norte, lo que evidencia la necesidad de realizar ajustes para que el indicador estatal esté más alineado con las condiciones locales.
