Land potential of the region – the basis of economic development

The relevance of the study of the land potential of the Smolensk region is due to the lack of strict accounting of agricultural land and its assessment. The paper analyzes the composition and structure of the land fund. This paper deals with current problems of agricultural land use. Based on statistical data, the analysis of the land potential of the Smolensk region was carried out. The calculation of the number and total area of land plots, the cadastral value of which is higher than the average value by 10 and 30% for each municipal district in the Smolensk region. The total area of agricultural land plots that meets the requirements of the country’s legislation on classifying them as particularly valuable land for agricultural production, the use of which is restricted for other purposes, is determined. Based on the obtained data, the reasons for the lack of reliable information about the area and cadastral value of agricultural land are highlighted. The assessment of this category of land for municipalities of the Smolensk region was carried out on the basis of the current cadastral assessment. Proposals and recommendations for classifying agricultural land as particularly valuable land at cadastral value are formulated.
