Summary:Residential development in the city downtown, representing the “genius loci”, is filled with the senses and concepts of the traditional way of life. It preserves both architectural monuments and the traditions of communication developing over decades in the form of strong good neighborly relations. All this in total forms the place identity - a valuable resource having a significant impact on the sustainable economic and social development of urban areas. On the basis of the identified typology of historical households and a set of development methods a matrix has been built comprising 13 types of conceptual models for the sustainable development of residential communities. In compliance with the modern standard of urban life, the article suggests a model of low-rise apartment buildings with built-in service facilities located on the ground floors.
