Summary:The article examines the major aspects of the formation of organizational and economic mechanisms for the development of specializations in the operation of the investment and construction complex enterprises. Currently, enterprises have to improve their sustainability and work efficiency through the development of all types of specializations based on ensuring their rational combination in order to synchronize their potential with the needs for housing in specific difficult situations. The solution to this problem should be carried out through the development of appropriate organizational and economic mechanisms aimed, on the one hand, at establishing a rational combination of all types of specializations in the investment and construction complex enterprises operation, on the other hand, at synchronizing the interests of producers and consumers in the residential real estate market.
