Summary:The real estate market has provided significant benefits to the Brazilian economy and the organizations must seek the best way to extract these benefits to achieve higher performance. In this context, this study assesses the resources and the competitive advantage of the Penta construction company located in Brazil. The study used the VRIO model (Barney, 1991) in its four dimensions: Value; Rarity, Imitability and Organization in order to identify the resources and the competitive advantage used by the studied company. The research is a case study using qualitative (content analysis) and quantitative (descriptive) techniques. Two scales were compared using Yes/No and Likert scale. The competitive advantage of the company studied is derived from these resources: image, support, and participation of partners in project design and product quality. As a conclusion of the study it can be infer that the resources found in the organization are generators of temporary competitive advantage and that the Likert scale is the most appropriate. O mercado imobiliario tem proporcionado beneficios significativos para a economia brasileira e as organizares devem buscar a melhor forma de extrair esses beneficios para alcafar maior desempenho. Neste contexto, a pesquisa avalia as fontes e a vantagem competitiva da Incorporadora Penta, uma empresa da industria da construqao civil no Brasil. O estudo utilizou o modelo VRIO de Barney (1991) em suas quatro dimensoes: Valor, Raridade, Nao Imitabilidade, e Organizaqao, para identificar o estagio de vantagem competitiva. A pesquisa e um estudo de caso, utilizando tecnicas qualitativa (analise de conteudo) e quantitativa (descritiva). Duas escalas foram comparadas para medir a Vantagem Competitiva utilizando Sim/Nao e Escala Likert. A vantagem competitiva da empresa estudada e originada dos recursos de imagem, suporte e participaqao dos parceiros na elaboraqao do projeto e na qualidade do produto. Como conclusao do estudo, pode-se constatar que os recursos encontrados na organizaqao sao geradores de vantagens competitivas temporarias e que a escala Likert e a mais apropriada.
